In Malaysia, fake property listings are surprisingly common. Some real estate agents post attractive—but nonexistent—units just to attract inquiries, then redirect you to other properties. Even though this is not allowed by law, enforcement is weak.
I’ve personally experienced the frustration of finding what looked like a great deal, only to be told it was “just sold” or no longer available after reaching out.
In this article, I’ll share a couple of simple ways to spot fake listings so you don’t waste time chasing properties that don’t exist.
1. The price is under median price
When the price of the property is ridiculously below median price and the photos look like they came straight from a glossy brochure—be cautious.
If it looks like a steal, it’s probably not real.
2. Size of the property
You can usually find official brochures with all available unit sizes and layouts online.
If the listing mentions a size that doesn’t exist in the official brochure, that’s a major red flag.
